We are committed to providing you a true, fair and realistic valuation of your property. We will present you with properties on sale or that have been sold that are comparable to yours to help give you a better idea of what price you could achieve. All our valuations are free with absolutely no obligation.
Fixed Sales Fee
1% + VAT of the Agreed Sale Price, paid on completion.
Residential Lettings
Patterson Property Services has a deep knowledge and strong market presence meaning that we can price rents accurately, minimise void periods and find you quality tenants. Our approach protects the value of your asset and ensures consistent income, so that you can relax in the knowledge that your home is in good hands.
We understand that every landlord’s needs are different. We let and manage a sizeable portfolio of furnished and unfurnished residential properties, ranging from large family houses to studio flats. Our lettings service is provided personally by Jillian and Laura, meaning both landlords and tenants receive a fully individual service.
Cost of our services
The cost of letting any property for our landlords depends on which service they decide to take, and they range from:
STANDARD SERVICE
1. Tenant Introduction Service 5% plus VAT (6% inc VAT)
Subject to successfully placing a tenant, where we market your property and find you a suitable tenant.
2. Let Only Service 7% plus VAT (8.4% inc VAT)
Subject to successfully placing a tenant, where we market your property, find you a suitable tenant, conduct the references and draw up the agreements.
3. Fully Managed Service 12% plus VAT (14.4% inc VAT)
Subject to successfully placing a tenant, where we market your property, find you a suitable tenant, conduct the references, draw up the agreements, collect the rent and manage the property.
Note: Our fee is charged monthly, and the rent is NOT guaranteed/insured.
